Maurice "Mo" Vaughn
Mo is the co-Managing Director and co-founder of Omni New York LLC. Prior to becoming involved in real estate projects in urban areas that need revitalization and development, Mo has been an active supporter and contributor to various community based organizations and charities. Mo has enjoyed a successful career as a major league baseball player with the Boston Red Sox, Anaheim Angels and the New York Mets. Mo has been an All-Star multiple times and was the 1995 American League Most Valuable Player. Mo attended Seton Hall University and is a graduate of Trinity Pawling School.
Eugene is the co-Managing Director and co-founder of Omni New York LLC. Since Omni’s inception in 2004, Eugene has overseen the day to day operations of the organization that has grown into a full service real estate organization (development, construction and management) employing over 800 full time employees. During this period, Omni has acquired and rehabilitated (or is in the process of rehabilitating) 66 properties totaling over 13,000 units of affordable housing with an aggregate transaction amount of approximately $1.7 billion dollars. Prior to becoming a principal with Omni New York LLC, Eugene was a Mergers and Acquisitions attorney with Olshan Grundman Frome Rosenzweig & Wolosky LLP in New York. Eugene holds a degree from Cornell University in Industrial and Labor Relations, a J. D. from Benjamin Cardozo School of Law, and is a graduate of Stuyvesant High School in New York City.
Robert is the co-Managing Director of Omni New York LLC. Since Omni’s inception in 2004, he has structured and led the acquisition process of the company’s affordable housing portfolio with an aggregate transaction value of $1.7 billion. During this period, Robert was also the Managing Partner and co-founder of Mill Plain Properties which was merged with Omni in 2014. Prior to Omni’s inception, Mr. Bennett was Vice President for Acquisitions at a nationally recognized real estate investment firm. In this capacity, he was charged with identifying, structuring, and closing housing development transactions throughout the United States. Previously, from 1988 to 1998, Mr. Bennett was a Vice President at Chrysler Capital Realty, Inc., the real estate investment subsidiary of Chrysler Corporation. At Chrysler he focused on, among other things, investing in tax advantage real estate investments. Mr. Bennett has over 30 years of commercial real estate experience including development, construction, lending, and real estate workouts. Mr. Bennett received his Bachelor of Science degree from Roger Williams University.
Megan Black Thomas
Chief Operating Officer
Megan is the Executive Vice President & Chief Operations Officer for Omni New York LLC. Prior to joining Omni New York in August 2005, Megan was an Assistant Vice President at the New York City Housing Development Corporation, a public benefit corporation which issues bonds for the construction and permanent financing of affordable rental and co-op apartment buildings throughout New York City. Megan worked with developers, private lenders and investment bankers on structuring creative financing with tools including low-income housing tax credits, Liberty Bonds, taxable and tax-exempt bonds in both fixed and variable rate modes. From 1997 to 2002, Megan worked at the New York City Housing Partnership, a non-profit which sponsors the development of affordable homeownership in New York City. Megan holds a Masters of Urban Planning from New York University’s Robert F. Wagner Graduate School of Public Service and a Bachelor of Arts from Allegheny College.
Executive DIRECTOR OF DEVELOPMENT
David Fleming is Executive Director of Development of Omni New York LLC. Prior to joining Omni New York in March 2006, David was the Vice President of Acquisitions/Senior Counsel for six years at a nationally recognized tax credit syndication firm based in California. David worked with developers, bond issuers and private lenders in structuring and closing new construction and rehab projects around the country utilizing historic tax credits and low income housing tax credits. From 1997 to 2000, David was a transactional real estate attorney practicing on Long Island, New York. He holds a Bachelor of Arts degree from S.U.N.Y. Geneseo and a Juris Doctor degree from St. John’s University School of Law.
Bryan is the General Counsel of Omni New York LLC. Prior to joining Omni in 2018, Bryan was Executive Agency Counsel at the New York City Department of Housing Preservation and Development (HPD), where he worked on new construction and rehabilitation financings, real property conveyances and other agency matters. He also was the designated attorney for HPD’s asset management division. Bryan previously spent fifteen years practicing at large international law firms, as Of Counsel at Paul Hastings and at Debevoise & Plimpton, and as a law clerk to two federal judges in the Southern District of New York. Bryan holds a Juris Doctor from Columbia University School of Law (Harlan Fiske Stone scholar), a Master of Business Administration from Columbia Business School, and a Bachelor of Arts from Vassar College. He is an active member of the New York City Bar Association’s Housing and Urban Development Committee.
Executive Vice President & Director of Origination
Matthew is the Executive Vice President of Development for Omni New York LLC. Prior to joining Omni New York, Matthew was a Vice President at The Richman Group Development Corporation, a national developer and owner of market rate and affordable housing . He was responsible for underwriting, structuring and closing construction and permanent financing for affordable and market rate rental residential developments throughout the United States. From 2006 to 2008, Matthew worked at the New York City Housing Development Corporation, which issues bonds for the construction of and permanent financing of affordable housing, and from 2003 to 2006 he worked at the New York City Economic Development Corporation in their real estate development department. Matthew has a Masters in Real Estate Development from the University of Southern California, a Masters in Urban Planning from the University of California at Los Angeles (UCLA), and Bachelors in Political Science and Economics from UCLA.
Chief Financial Officer
Jennifer is the Chief Financial Officer of Omni New York, LLC. Prior to joining Omni New York in March 2008, Jennifer was the Controller of Northeast Brooklyn Housing Development Corporation (NEBHDCo), a non-profit affordable housing developer with properties in Brooklyn, New York. Jennifer was responsible for the day to day financial operations as well as ensuring financial compliance with all regulatory and private bank requirements for 16 affordable properties. Before joining NEBHDCo, Jennifer was the Finance and Technical Director for Muller & Associates, Inc. an executive recruiting firm in New York. Prior to that Jennifer was the Senior Consultant of the telecommunications group with The Carson Group which provides investor relations consulting to publicly traded companies. Jennifer holds a Bachelor of Arts in Economics from New York University.
Senior Vice President of Development
Lulu is the Senior Vice President of Development at Omni New York LLC. Prior to joining Omni in March of 2006, Lulu worked at Clinton Housing Development Corporation (2004-2005) and Pratt Area Community Council (2000-2003), two non-profit community development corporations focused on affordable housing development in New York City. Her responsibilities included assessing project feasibility, underwriting analysis, securing financing, assembling the development team including architects and contractors, as well as project management throughout construction. Lulu's projects prior to joining Omni included low income family rental, supportive housing, and home ownership projects. She remains committed in providing affordable housing to those in need. Lulu holds degrees in Masters of Urban Planning and Masters of Social Work from University of Michigan and Bachelor of Arts in Women's Studies and Chinese Studies from Grinnell College in Iowa.
Assistant Vice President of Development
Abdulla is the Assistant Vice President of Development at Omni New York LLC. Prior to joining Omni in October of 2014, Abdulla worked at Cypress Hills Local Development Corporation, a non-profit community development corporation that provides a comprehensive range of programs, including the development of affordable housing, to the East New York community in Brooklyn. Prior to working at Cypress Hills LDC, Abdulla used his multidisciplinary background in architecture, construction, urban planning, real estate finance, and community development to lead residential, commercial and industrial projects through their development lifecycle in the Southern United States and in New York. Abdulla received a Bachelor of Architecture from the University of Texas in Austin and a Masters of Urban Planning from Harvard University. He also spent a year in Morocco as a Fulbright scholar.
Vice President of Development
Elizabeth is a Assistant Vice President of Development at Omni New York LLC. Prior to joining Omni in April of 2011, Elizabeth worked at Urban Upbound (fka the East River Development Alliance), a non-profit organization that works with public housing residents to help them achieve economic mobility and self-sufficiency. Her responsibilities included creating a Merchant's Association in Long Island City, Queens and managing volunteers providing free tax preparation service. Before moving to New York, Elizabeth worked as a Project Engineer for a commercial tenant improvement contractor in Orange County, CA. Elizabeth has a Masters of Urban Planning from The Wagner School of Public Service at New York University and a Bachelor of Arts in Environmental Analysis and Design from the University of California, Irvine.
Vice President of Asset Management
Ansel is the Vice President of Asset Management at Omni New York LLC. Prior to joining Omni New York in January 2016, Ansel was a Portfolio Manager at Wells Fargo Bank, NA within the Government and Institutional Bank (GIB) Division. In this capacity, Ansel performed credit analysis on state housing agencies in order to determine which of these agencies Wells Fargo would offer its array of commercial loan products. From 2006 to 2013, Ansel was a Vice President within the Structured Real Estate Team and later the Portfolio Risk Management Team at Ambac Assurance Corporation. Ansel’s primary role was to underwrite financial guarantees on affordable housing, public-private partnerships (i.e. military housing), and state housing finance agency transactions, and after 2010, his role changed from underwriting financial guarantees to ensuring the financial health of the properties in Ambac’s housing portfolio. From 1997 to 2006, Ansel served as a credit analyst with Moody’s Investors Service in the Public Finance Department’s Housing Team. Ansel was responsible for assigning credit ratings on various housing entities as well as authoring timely research publications within the housing sector. Ansel served as a Voting Member on Moody’s Public Finance Rating Committee. Ansel holds a Master of Science in Finance and a Bachelor’s of Business Administration in Finance from Baruch College in New York City.
